Summer Consultants provided mechanical, electrical, and plumbing systems design as part of a multi-discipline team for the $27.5 million occupied, phased renovation of the Charles E. Smith Center. The four-story, 100,000 SF multiuse facility contains a 4,300 seat arena, locker rooms, natatorium, fitness center, classrooms and other facilities.
Mechanical system design included a dedicated outdoor air system (DOAS), natatorium dehumidification unit, and variable volume air handling units. Summer Consultants conducted a life cycle cost analysis to select variable volume condensing type boilers and tied systems into a variable primary chilled water plant the firm previously designed.
Electrical design included a 2,500 amp 480/277 volt switchboard MDP, a 150 kW Emergency Life Safety Generator, new branch circuit panels and new motor branch circuits.
Plumbing design covered locker rooms, roof drainage, and concession stands. Plumbing design was coordinated with large, shallow structural footers.
Our first Building Information Modeling (BIM) project, we successfully utilized Revit for cross discipline coordination and 3D design. The project received a USGBC LEED® Gold rating for new construction.
