Summer Consultants provided mechanical, electrical, plumbing and fire protection engineering services to conduct a study of the utility infrastructure serving the 22-story, 257,225 SF medical, laboratory, and office building. The building was originally constructed in 1942 and is listed on the National Register of Historic Places. The purpose of the study is to provide recommendations for modernization to not only efficiently address the requirements of tenants, but also support future mission goals.
The study included a survey of all building systems to determine existing conditions and compliance with required codes. Multiple options were provided to renovate the building and modernize building systems. Recommendations included replacement of antiquated HVAC and electrical equipment, upgrades and repairs to the fire alarm and fire suppression systems, replacement of piping and plumbing fixtures, new LED lighting fixtures, and upgrades to the telecommunications system. In addition, the study included a recommended phasing plan and identification of systems that could be upgraded in segments, as the building modernization is anticipated to be a multi-phase process.
